Selling Your Home in Today’s Market

Although many experts predict that we will begin to see recovery in the real estate market this year, we still have a high number of homes for sale, which means many choices for buyers. Therefore it is critical to do everything right when attempting to sell your home.

The three most important factors in selling a home are price, condition, and location. Everyone has heard the saying "location, location, location" many times. We all know that location is extremely important, but price and condition are much more important factors, especially when inventory levels are high. And if you are looking to sell you certainly can’t change the location of your home! You can sell any home in almost any location if it is priced properly and the home is in good condition.

Here are some additional items to focus on if you are considering selling your home:

1) Make sure to hire an agent who knows the local market conditions extremely well and is willing to spend significant time in determining the accurate market value for your home. Determining the proper asking price involves much more than simply pulling comparable sales data. If your agent gets it wrong, you may not get your home sold in today’s market, or worse yet, you may undersell your home!

2) Make sure you make any obvious or necessary repairs ahead of time. All major systems in the home should be in adequate condition and functioning properly. This includes roofing, HVAC systems, hot water heaters, plumbing, electrical systems, light fixtures, etc. Clean carpet, fresh paint, well-maintained landscaping, properly arranged furniture, and a well-organized garage are just a few items that will help make your home more attractive to buyers. An experienced agent can assist you with determining repair needs and can give you valuable advice on improving the condition of your home.

3) Use an agent that is highly aggressive and uses all the latest marketing techniques. Make sure to ask any potential listing agent to explain all aspects of their marketing campaign. You will be surprised at the differences you will find.

4) Get your home on the market early, prior to the time when most buyers enter the market. Early Spring is the best time to list your home.

5) Don’t attempt to sell your home on your own or through an agent who lacks experience. When the market is red hot almost anyone can sell a home, but when competition is stiff you need to make sure you and your agent do everything right, which means you should work with the best in the business. Make sure you ask potential listing agents what type of real estate sales experience they have, how many homes they sell each year, and how long they have been in the business.
